Deerfield, IL Real Estate Market Update: What Homeowners & Buyers Should Know — September 2026

By Sharon Bogetz | Deerfield Resident & Century 21 Universal Real Estate Broker

If you’ve been wondering what’s happening in the Deerfield, Illinois real estate market, the latest numbers provide an interesting snapshot.

As of September 1, 2026, Deerfield continues to offer opportunities for both homeowners considering selling and buyers looking to make Deerfield their home.

Deerfield Real Estate Market — Last 30 Days

🏡 41 homes currently for sale
🔑 34 homes sold during the past 30 days
📝 1 home currently under contract

And one of the things I particularly like about today’s Deerfield market is the variety of housing choices available.

Buyers can find single-family homes, townhomes and condominiums at a range of price points, providing options for people at different stages of homeownership.

What Do These Numbers Mean for Deerfield Homeowners?

The statistic that catches my attention is the relationship between current inventory and recent sales activity.

With 34 Deerfield properties selling during the past 30 days and 41 currently available, buyers are clearly purchasing homes in our community.

For homeowners who have been considering selling, that’s important.

But it doesn’t mean that every Deerfield home will sell quickly—or for any asking price.

Today’s buyers have access to tremendous amounts of information online. They compare homes, photographs, features, condition, location, property taxes and pricing before deciding which homes deserve a showing.

That’s why pricing and presentation matter.

A successful Deerfield listing strategy should consider:

  • Recent sales of genuinely comparable properties
  • Current competing homes for sale
  • Location within Deerfield
  • School district and proximity to schools
  • Home size, age, condition and improvements
  • Property taxes and assessments, when applicable
  • Buyer demand within the property’s specific price range
  • Professional photography and online presentation
  • A comprehensive marketing strategy designed to maximize exposure

The Deerfield market isn’t one market. A condominium, townhome, entry-level single-family home and luxury property can each face very different competition and buyer demand.

Thinking About Selling Your Deerfield Home?

This is where knowing Deerfield at the neighborhood level becomes especially valuable.

I’ve lived in Deerfield for more than 25 years, and my children went through the Deerfield school system. I don’t simply work with real estate in Deerfield—I know the community from the perspective of both a long-time resident and a real estate professional.

I’ve watched Deerfield change over the years. I know what makes our community attractive to homeowners and prospective buyers, from our neighborhoods and schools to our parks, recreation, shopping, transportation and community amenities.

That local perspective becomes particularly important when you’re preparing to market a home.

A home’s value isn’t determined by a computer-generated estimate alone. Your specific location, property characteristics, condition, improvements and current competition all matter.

One of the questions I hear is:

“Sharon, what could my Deerfield home sell for in today’s market?”

The best way to answer that question is to evaluate the home individually and compare it with the most relevant recent sales and current competition.

If you’ve owned your Deerfield home for many years, you may be surprised by how much the market—and your home’s potential value—has changed.

Even if you’re not ready to sell today, understanding your home’s current market position can help you plan for the future.

Considering Buying a Home in Deerfield?

There are currently 41 properties on the market, with housing choices that include single-family homes, townhomes and condominiums.

Finding the right Deerfield home involves more than searching listings.

Different areas, housing types and price ranges can have different market dynamics. Understanding recent comparable sales and the competition for a particular property can help buyers make a more informed decision before submitting an offer.

And as a long-time Deerfield resident, I can provide something that can’t be found simply by scrolling through property listings: local perspective.
