What Does It Mean for Deerfield Home Values
Deerfield residents have approved a major investment in local education, with voters passing the “Redefine 109” school referendum. According to unofficial results from the Lake County Clerk, nearly 63% of voters supported the measure, signaling strong community backing for improvements across Deerfield School District 109.
This referendum focuses on upgrading and modernizing Deerfield school facilities throughout the district. Plans include the construction of two new elementary schools to replace Wilmot and Walden, along with significant renovations at Kipling and South Park elementary schools. In addition, both Caruso and Shepard middle schools will receive targeted upgrades designed to enhance student learning environments.
District 109 officials emphasized that these improvements will create modern, equitable, and future-ready schools for students and staff. The referendum was shaped by community input over several months, reflecting Deerfield’s commitment to maintaining high educational standards.
What does this school referendum do for Deerfield Home Values? From a real estate perspective, this type of investment is highly significant. Strong, well-funded schools are one of the most important factors influencing home values. Communities that prioritize education attract more buyers, leading to increased demand, faster sales, and long-term property appreciation.
For Deerfield homeowners, this referendum reinforces the village’s reputation as a desirable place to live. Updated school facilities can strengthen buyer confidence and support higher home values over time. For buyers, it highlights Deerfield as a community that is actively investing in children and the city’s future.
I know Deefield! As a long-time Deerfield resident and real estate broker, I closely monitor developments like this because they directly impact property values. If you’re considering buying or selling in Deerfield, understanding how local investments affect the market can help you make smarter decisions.

I sold another 3 bedroom 1.5 bath home. I attribute this to many factors:
The home was move-in ready and rehabbed
I used professional photos to highlight the home
I posted a great description of the home
I added virtual staging to help the buyer see the possibilities in this home
I used a service to create a floor plan
I used great marketing with the MLS, Homes.com

As of today, February 28 2026, the Deerfield IL market currently shows:
- 1.5 months of inventory which means Deerfield has a strong seller’s marketwhere, if no new homes were listed, the current supply of homes would completely sell out in roughly six to seven weeks. It signifies that demand for homes is far outstripping the available supply, often leading to fast sales, multiple offers, and rising home prices.t is a very strong seller’s market where,
- Median sale price: $757,000
- 20 homes are active
- 7 homes are under contract
- 13 homes closed in February
Here is the run down for Deerfield homeowners:
1️. Inventory Is Low — Deerfield Buyers Are Selective
Deerfield buyers are highly analytical. They:
- Compare renovation quality
- Evaluate architectural relevance
- Evaluate age of roof, windows, HVAC & appliances
- Negotiate on inspection findings
- Scrutinize the listed price per square foot
2️. Pricing Discipline Is Critical
With the average of 88 days on market for Deerfield homes:
- Overpricing a home results in longer days on market
- Price reductions signal a seller who will negotiate a price, not a market correction
- Strategic pricing when the home first hits the market creates buyer urgency
3️. The Opportunity
Conclusion:
Deerfield homeowners have leverage — but only if strategy, presentation, and pricing are executed with precision.

I sold another 4-unit apartment building over the asking price! How did that happen? The owner followed my suggestions for building equity into the building by adding a closet to create a third bedroom, cleaning and painting the basement, and making inexpensive repairs that made it appealing to several buyers. I added additional value with virtual staging, beautiful photos, broad based on-line marketing, scheduling 2 open houses and attending the building appraisal and inspection with the buyer. I also gave each tenant a VISA gift card to thank them for keeping their apartments clean and allowing us to visit their apartments several times during the sales process. This is the 2nd time that this client hired me to help her buy and sell this apartment building for a profit!
