I sold another 4-unit apartment building over the asking price! How did that happen? The owner followed my suggestions for building equity into the building by adding a closet to create a third bedroom, cleaning and painting the basement, and making inexpensive repairs that made it appealing to several buyers. I added additional value with virtual staging, beautiful photos, broad based on-line marketing, scheduling 2 open houses and attending the building appraisal and inspection with the buyer. I also gave each tenant a VISA gift card to thank them for keeping their apartments clean and allowing us to visit their apartments several times during the sales process.
