I sold another 4-unit apartment building over the asking price! How did that happen? The owner followed my suggestions for building equity into the building by adding a closet to create a third bedroom, cleaning and painting the basement, and making inexpensive repairs that made it appealing to several buyers. I added additional value with virtual staging, beautiful photos, broad based on-line marketing, scheduling 2 open houses and attending the building appraisal and inspection with the buyer. I also gave each tenant a VISA gift card to thank them for keeping their apartments clean and allowing us to visit their apartments several times during the sales process. This is the 2nd time that this client hired me to help her buy and sell this apartment building for a profit!
